I hope you are having a good summer despite the rather mixed weather we’ve been having. I am just back from a couple of weeks in Florida where it was almost too hot and humid to golf!

Once again, TREB President, Paul Etherington was able to report a stellar month for JULY with “sales in the GTA up 10% to 9,198 housing units sold. It was the second best July on record with sales growth again exceeding listing growth. Thus the average price was well above inflation”. 

He went on to say that the strongest growth rate was reported for the detached market segment in the City of Toronto which was up 11% and condos in the GTA where there continues to be a good supply and sales were up 5.3%. Jason Mercer, TREB’s Senior Manager of Market Analyst predicts that “the pace of price growth that we've experienced in the past year will continue until the increase in listings outpaces growth in sales for a sustained period.”

For Central Toronto, total unit sales were 1533 compared to 1,359 or +12.8% and the average price was $656,226 up 5.6% from $621,480 last year. Strong sales were reported for detached homes in C04 (Eglinton to the 401, Yonge to Dufferin) at 56 compared to 41 or + 36.6% and in C07 (401 to Steeles, Yonge to the Don River) at 47 compared to 32 last year +46.9%.

Some other Comments:

Lawrence Park
Sales continued at a slow pace due to the summer exodus of sellers and buyers with just 5 sales reported - 1 at $1.5m, 3 in the $1.7/1.8 range and just 1 at $3.8m.

Condos: re-sale unit sales were: 

  1. Downtown condos (below Bloor) - sales were 508 compared with 428 last year +18.7%.

  2. Midtown (from Bloor to the 401) – were 132 compared to 140 last year -5.7%.

  3. Uptown (north of the 401 to Steeles, the old City of North York) were 324 compared with 304 last year +6.6%.
